    **Staging Your Seasonal Rental**
    Improve your vacation rental’s appearance with a few quick steps and you’ll attract the right renters.  Staging a vacation rental is just as important as staging a home for sale.  Travelers and Snowbirds are skimming seasonal rental listings for quality and the right curb appeal.  Make sure your default photo or thumbnail picture shows your properties best features.

     

    Here are seven ways to improve your seasonal rental property’s Appeal to renters:

    1.     Landscaping.  You should make sure all hedges are trimmed neatly and the lawn should be freshly mowed.  Over grown bushes can hide the selling features of your seasonal rental home.  It is also a good idea to water the lawn so your landscaping looks vibrant.

     

    2.     De-clutter your yard.  Clean up and remove unnecessary objects including garbage cans, vehicles, lawn mowers, pool toys etc.

     

    3.     Capture the season.  Florida seasonal rentals for example are known for warm temperatures and palm trees.  If your property has trees or features that say Florida include them in your featured photos.  Likewise, you should try to take a picture of your rental after a fresh snow if you are looking for skiing tourists.

      

    4.     Lighting.  Your default thumbnail picture should be taken on a sunny day for best results.  Other photos may be taken closer to sunset if you are using a slower shutter speed.  Try to anticipate the best time of day to avoid shadows and other lighting issues.

     

    5.     Use a digital camera.  Digital cameras allow you to check your shot immediately after taking the photo.  Check your work and then take a few more shots.  Digital cameras also allow you to Photoshop, crop, and adjust brightness.

     

    6.     Alternate angle.  If your rental’s front entry is blocked by trees and or close to a busy street you should consider taking a photo of the rear view of your home.  Emphasize your most popular seasonal rental amenities.

     

    7.     Changing seasons.  If your rental is in a location where the seasons change take photos to attract each season’s renters.  Fall color photos will attract deciduous tree voyeurs.  Beachy photos will attract the summer crowd.  If you have a season that draws more renters use that season’s photo for your default image.
